Lots Slow to Sell; Changes Recommended at Lakes of Boulder Ridge Subdivision

Plote Homes has requested changing lots for duplexes to lots for single-family homes in the Lakes of Boulder Ridge Development.

The village of Lake in the Hills is considering converting lots meant for duplexes in the development to lots for single-family homes.

The developer for the area, Plote Homes, has requested changing 48 duplex lots to 37 single-family home lots in the area of the development at the northwest corner of Algonquin and Frank roads, according to a memo from the village of Lake in the Hills to the Committee of a Whole. 

"Sales have been slow for the duplex units and the developer has received indications from potential residents of the desire for more single-family detached options," according to the memo.

The planning and zoning commission OK'd the changes. A public hearing on the annexation agreement will be held at the Sept. 11 village board meeting at 7:15 p.m. 

An annexation agreement approved in 2002 allowed for 242 duplex units and three single-family lots in the Lakes of Boulder Ridge. In total, 112 duplex units on 45 duplex lots have been constructed as 130 units on 65 duplex lots still remain vacant, according to the memo.

The last permit for a unit in the subdivision was issued in 2007. 

Single-family home lots would be priced around $20,000 higher than duplex lots, according to the memo.
